Your new city

Why Bengaluru

Bengaluru, Karnataka's capital, sits at roughly 900 m on the Deccan plateau, which gives it India's mildest big-city climate. Its parks and tree-lined avenues earned it the name the Garden City. It is the country's foremost technology hub: cosmopolitan, overwhelmingly English-fluent, young and migrant-heavy, with India's best cafe, food and craft-beer culture. For a Ford transferee at the Bannerghatta office, the natural home base is the southern belt, Bannerghatta Road, JP Nagar, BTM Layout, HSR Layout, Jayanagar and Electronic City, a blend of leafy established neighbourhoods and newer gated communities, all within reach of the office and the Electronic City corridor.

Garden City weather means you rarely need air-conditioning, but you will want an umbrella from June through November.
Distances are short but traffic is slow, so where you live relative to the office matters far more than the map suggests.
English works everywhere, but a few words of Kannada open doors and earn genuine goodwill.

Rental practice, in plain terms
Security depositBengaluru has long asked some of India's highest deposits, often several months' rent, though the market is now easing. Expect to negotiate, and our team works the deposit down for you before you sign.
Lease durationThe standard 11-month agreement, renewable, typically with around 5% annual escalation.
RegistrationAgreements are registered online via the Kaveri 2.0 portal, with e-stamping and tenant police verification.
BrokerageAbout one month's rent where an agent is used; broker-free platforms are common too.
FurnishingUnfurnished can mean bare; semi-furnished adds wardrobes, modular kitchen, fans and lights; fully-furnished adds appliances. Confirm in writing.
Notice & entryUsually 1 to 2 months' notice, often a short lock-in. The new Act sets 90 days' notice for rent revision and 24 hours' for landlord entry.
MaintenanceGated communities charge roughly ₹3 to 8 per sq ft a month, which adds up; independent houses have little or none.
Home-finding, handled

A vetted network, worked for you

You are never left to cold-call brokers. IKAN keeps a vetted, verified network of agents and owners across the South Bengaluru / Bannerghatta belt, and your consultant introduces you only to the ones who fit your brief, confirms every listing is genuine, books and accompanies the viewings, negotiates the lease in the local language, and stays with you through move-in and settling-in.

Before you land

A pre-vetted shortlist near your Ford workplace, matched to your budget, commute and family, so day one is viewings, not searching.

Verified, not guessed

Every listing checked as genuine; owners and agents spoken to in the local language, so nothing is lost and your deposit is protected.

All the way through

Accompanied viewings, lease-term negotiation, a dated move-in inspection, then settling-in. One consultant, start to finish.

Healthcare

Hospitals & peace of mind

The major hospitals you would actually use, with the closest to your Ford workplace called out.

Apollo, Bannerghatta Road

In 560076, the office's own pincode, a quaternary multi-speciality (cardiac, oncology, transplants, neuro); the closest major hospital to the workplace.

Fortis, Bannerghatta Road

South belt, JCI- and NABH-accredited; strong in cardiac sciences, neurology, orthopaedics and transplants.

Narayana Health City

Bommasandra, Hosur Road, a vast campus beside Electronic City, renowned for cardiac care plus oncology and complex surgery.

Aster RV Hospital

JP Nagar, multi-specialty near Sarakki Lake, well-placed for the JP Nagar and BTM cluster.

Sagar Hospitals

Jayanagar / Banashankari, long-established multi-specialty serving the south-central belt.

Jayadeva Institute

Jayanagar 9th Block, a nationally respected government cardiac super-specialty; St. John's in Koramangala is another strong option.

Bengaluru's private hospitals are excellent but expensive, so confirm your Ford or Weichert insurance is cashless at your chosen network hospital before you need it, and carry your card. 24/7 pharmacies are abundant across the south belt and most large hospitals have round-the-clock emergency rooms. Emergency numbers: 112 for any emergency, 108 for an ambulance.
Getting around

Metro, roads & the daily commute

How people actually move around, and the honest commute reality from the office corridor.

Metro, the south lines

The Green Line serves Jayanagar and JP Nagar. The new Yellow Line (opened August 2025) finally connects Electronic City, running RV Road to Bommasandra via BTM and Central Silk Board. The Pink Line along Bannerghatta Road is under construction, phasing in through 2026 and 2027 to serve the office belt directly.

Roads & traffic

The Outer Ring Road, Bannerghatta Road and Hosur Road are the main south arteries and congest at peak; Central Silk Board is the city's worst junction (eased by the Yellow Line). NICE Road is the fast bypass toward Electronic City.

Autos & cabs

Metered autos (use the in-app meter), Ola, Uber, Rapido bike-taxis, and Namma Yatri, the popular no-surge auto app. BMTC buses run everywhere, including AC airport coaches.

Airport

Kempegowda International (BLR) is far to the north, about 55 to 65 km and 1.5 to 2.5 hours from the south belt, with no direct metro yet. Leave 3 to 3.5 hours before any flight.

Daily life

Eating, shopping & weekends

The good part of moving here. Where to eat, shop, unwind, and escape for a weekend.

Eating & cafes

India's cafe and craft-beer capital, much of it on your doorstep. Jayanagar 4th Block and Basavanagudi for legendary eating (Vidyarthi Bhavan, Brahmin's Coffee Bar, MTR near Lalbagh), JP Nagar's 24th Main, and Koramangala and HSR just north for huge restaurant density.

Malls & markets

Forum (Koramangala), Gopalan Innovation, Vega City and Royal Meenakshi (Bannerghatta Road); Gandhi Bazaar and Jayanagar 4th Block for traditional shopping; KR Market for wholesale flowers and produce.

Pubs & nightlife

The microbrewery scene is unmatched, Toit in Indiranagar, the giant Byg Brewski near Sarjapur, and clusters across Koramangala, HSR and Indiranagar. Church Street is the central strip.

Sport & the outdoors

Lalbagh and Cubbon Park, and the south lakes (Sarakki, Madiwala, Puttenahalli) for walks; cricket at Chinnaswamy (home of RCB); Cult.fit, golf clubs and Decathlon for gear.

Weekend escapes
Nandi Hills
~2–2.5 hr
Sunrise point and hill fort, an easy early start.
Mysuru
~3 hr
The palace city, quick via the new Bengaluru–Mysuru Expressway.
Coorg (Kodagu)
~5–6 hr
Coffee plantations and misty hills, the classic long weekend.
Chikkamagaluru
~5 hr
Coffee country and Mullayanagiri, Karnataka's highest peak.
Culture & festivals

The city's rhythm

Bengaluru is genuinely cosmopolitan, a migrant-heavy tech city where Kannada, English, Hindi, Tamil and Telugu share the same room, but its civic and cultural backbone is firmly Kannada. The city wears both identities: ancient temples, Lalbagh and old market quarters alongside a young, global, start-up population.

Mar–Apr
Ugadi
The Kannada and Telugu New Year; homes decorate with mango leaves and eat bevu-bella.
Mar–Apr
Bengaluru Karaga
One of the city's oldest festivals, an all-night procession from the Dharmaraya Swamy Temple.
Aug–Sep
Ganesh Chaturthi
Large public pandals and idol immersions across the city.
Sep–Oct
Dasara
Celebrated statewide and spectacularly in nearby Mysuru, with the illuminated palace.
Oct–Nov
Deepavali
The pan-India festival of lights.
1 November
Rajyotsava
Karnataka Formation Day; red-and-yellow state flags appear everywhere.
Kannada is the official language and there is real, well-meant pride attached to it. English is near-universal at work and in shops, so newcomers manage easily, but do not assume Hindi is the default. A handful of Kannada words (Namaskara, Dhanyavada, Swalpa) are warmly received. Remove footwear before entering homes and temples, and dress modestly at religious sites.
Climate

The weather, by season

Bengaluru's mild, year-round climate, a product of its altitude, is its single biggest quality-of-life selling point; most of the year you can live comfortably without air-conditioning.

Winter
Dec–Feb
13–28°C
10°45°C
The most pleasant season, cool 12–15°C nights; a light jacket for mornings and evenings.
Summer
Mar–May
28–35°C
10°45°C
The warmest stretch, often broken by pre-monsoon thundershowers; a fan or AC helps in April–May.
Monsoon
Jun–Nov
20–28°C
10°45°C
Moderate SW-monsoon rain, then heavier NE-monsoon evening downpours with some urban flooding.
What to pack: Light cottons with a sweater or light jacket for cool evenings year-round, plus a compact umbrella and quick-dry footwear from June to November.
Livability notes

What quietly decides where you are happy

The real-world things a listing never mentions but that shape daily life. Ask about each before you sign.

Water source

Parts of the southern and eastern periphery lean on borewell and tanker water. Ask whether the building has Cauvery (piped) supply or depends on tankers, and what summer is like.

The deposit

Bengaluru has long asked for some of India's highest deposits, often several months of rent, though the market is now easing. Expect to negotiate, and our team works the deposit down for you before you sign.

Traffic & distance

A flat that looks great can be an hour from the office in peak. Always judge a home by its real drive time to Bannerghatta, not the map distance.

Settling in

Your first 30 days

A simple order of operations for landing well. Your consultant drives most of this with you.

1

Orientation drive & shortlist

Your consultant drives you through the south belt, then builds a shortlist near Bannerghatta to match your budget, commute and family needs.

2

Viewings & lease

We accompany the viewings, confirm the listings are genuine, and negotiate the lease terms and the deposit down for you. Budget for the agent fee at signing.

3

Move-in inspection

We complete a dated property-condition report at move-in, your protection for getting the deposit back later, and set up utilities, cooking gas and internet.

4

Schools & registrations

If you have children, we shortlist schools by commute and board and share the live admission contacts, then guide any local registrations.

The practical set-up
Bank account

Open a savings account with a major bank; you will need PAN, ID and a local address proof, which your rental agreement covers.

Mobile SIM

A Jio, Airtel or Vi SIM on ID, a photo and address proof; eSIM is available and activation is quick.

Electricity & water

Transfer the BESCOM electricity account and, where Cauvery piped supply exists, the BWSSB water account. In borewell or tanker areas, confirm the source and cost up front.

Cooking gas

Either piped gas where available or an LPG cylinder connection (Indane, HP, Bharat Gas), with ID and address proof.

Internet

Fibre (ACT, Airtel, Jio, BSNL) installs within a few days; check what is already wired into the building.

Domestic help

Cooks, maids and drivers are usually found via the building's staff network or hiring apps; agree tasks, timings and the customary Diwali bonus.

Vehicle re-registration

Bringing a car across states needs a no-objection certificate from your old RTO, Karnataka lifetime road tax and a new KA number; start early, it is paperwork-heavy.

Good to know

Apps, phrases & local know-how

The small things that make the first weeks feel easy.

Ride-hailing

Ola, Uber, Rapido bike-taxis, and Namma Yatri, the local no-surge auto app.

Food delivery

Swiggy, Zomato.

Grocery & quick-commerce

Blinkit, Zepto, Swiggy Instamart, BigBasket (its home turf), Country Delight for dairy.

Payments (UPI)

Google Pay, PhonePe, Paytm, accepted nearly everywhere, so you will rarely need cash.

Is it safe?

Bengaluru is generally a safe, easy-going city; use normal urban caution and avoid isolated areas late at night. Emergency numbers: 112 for any emergency, 108 for an ambulance, 1091 for the women's helpline.

The team on the ground

Real people in Bengaluru, for your whole move.

Your move is run by IKAN's own Bengaluru team from our office on Bannerghatta Road, full-time employees, never a sub-contracted broker. Soni leads, with a deep bench of consultants who know the south belt and speak Kannada, Tamil and Hindi.
